Mr. Conner called the meeting to order and explained the procedures for the evening.

                        4 Special Permits and 1 Modification of a Special Permit
                        (Project is to construct 42 Residential Dwelling Units)

Attorney Betters, representing Applicant, reviewed his letter requesting a continuance.  He stated that the Planning Board recommended granting the request for the Special Permits with conditions.  Atty. Betters then explained that the continuance is being requested to address some of these conditions.  

Mr. Peck motioned to approve continuance of Special Permits for Case No. 3733 until May 7, 2014 @ 7:30 p.m.  Mr. Simpson seconded.  

Granted unanimously (6-0)

Informal Hearing:       Cranberry Crescent  – Case # 2946
                        Carver Road & Plympton Road
                        Condition No. 20 – Review of Landscaping Plans

Attorney Betters, representing Applicant, recapped the December 12, 2013 Decision letter from the ZBA.  He then itemized and reviewed the documents that were submitted to the ZBA relative to satisfying Condition No. 20.  

Kevin Dandrade, Principal of TEC, expanded upon the landscaping plan as presented to the ZBA He further explained the four different areas and walls that will be constructed.  He then explained the Undulation Plan.  Mr. Dandrade closed by discussing existing vegetation.

Jon Henson, Landscape Architect, discussed landscaping along Plympton Road.  He closed by commenting on the vegetation and curb cut landscaping.  

Mr. Peck made motion that the informal presentation of the undulation and landscaping plan requirement has been met as presented for Case No. 2946.  Mr. Leary seconded.  

Granted unanimously (4-0)

Public Hearing:         Indianhead Realty, Inc. – Case #3734
                        1929 State Road
                        2 Special Permits in order to construct a maintenance barn, recreational/athletic
                        fields, and supporting equipment        shed to enhance existing recreational
                        campground activities.

Richard Churchill, Applicant, reviewed the January 24, 2014 letter from Atty. Danehey requesting a continuance to March 5, 2014 at 7:30 p.m.   

Mr. Conroy motioned to approve continuance of Special Permit for Case No. 3734 until
March 5, 2014 at 7:30 p.m.  Mr. Peck seconded.  

Granted unanimously (6-0)

Other Business:         Approval of January 15, 2014 ZBA Meeting Minutes

Mr. Peck motioned for the Board to approve the January 15, 2014 Meeting Minutes as presented.  Mr. Simpson seconded. Agreed unanimously (5-0).  Abstention:  Mr. Conroy

Mr. Leary motioned to adjourn the meeting.  Mr. Peck seconded.  Agreed unanimously (6-0)
